What is an Acquisition Option?

This is a procedure used to purchase property or land that does not have the necessary planning permission, We offer a ’subject to contract’ agreement which is a standard sales contract that is well accepted within the British conveyancing process.

This is a simple agreement between each party that ensures exclusivity over an agreed period of time, allowing for a planning consent to be achieved prior to purchase. This arrangement means that the owner of the property or land will benefit from achieving a higher value, whilst Herongate use their own resources to ensure that development is possible.

We will ensure that the agreement provides total transparency and security between the vendor and ourselves.

Whilst most planning consents are achieved within 3 months, our Acquisition Option agreement will normally provide for up to 12 months to allow for any possible delays, due to appeals or requirements of the vendor. Once planning consent is achieved, our agreement allows for advancing or extending the period before development starts, to provide flexibility to suit the vendor.
